Alpine Haven Apartments
Location: Sparks, Nevada
Alpine Haven Apartments is a contemporary workforce housing project comprised of 40 one and two bedroom apartments. The project is intended to provide cost effective housing without sacrificing on design, thereby creating a catalyst for growth in the area.
The 2.2 acre site is located in central Sparks, at a transition between established single-family residential and daily needs commercial. The site is alongside a mid-sized arterial corridor currently in plan to be redeveloped by the Washoe County Regional Transportation Commission. A new walkable streetscape is included in this plan and due to the sites proximity to the existing commercial core, the walkable characteristic coupled with the existing ease of vehicular access makes this site very desirable for potential tenants. Neighborhood amenities include parks, schools, churches and easy access to public transit. Neighborhood commercial amenities include grocery stores, restaurants, coffee shops, and banks.
Considerable thought and care was invested in creating a design which is both architecturally compelling and cost effective to build. This was achieved through the subtle emphasis of primary architectural elements, combined with the strategic use of color and materials. Careful detailing was essential in the clear expression of these elements. The playful articulation of both the façade and roofs adds life and depth to the design, contributing to a simple yet elegant architecture.
Alpine Haven was awarded the 2016 State of Nevada Qualified Allocation Plan Low Income Tax Credit and is designed to meet California Air Resources Board (CARB) compliance for indoor air quality/healthy environments. The project will be Energy Star Certified and uses high efficiency mechanical and lighting systems as well as a 30kw solar array to reduce energy usage by approximately 80%.
Alpine Haven is expected to be completed by June 2018.
