Hillside Meadows

Hillside Meadows, features 16 1-bedroom apartments and 28 2-bedroom apartments and is located within walking distance to Virginia Lake Park, shopping centers, and public transit.

It is a forty four unit apartment project designed to serve low income individuals and families with nine special needs units and a preference toward military veterans. Three of the units are reserved for individuals or families earning 30% or less of the area median income (AMI) and the other forty-one of the units are for 40% AMI and below.

Situated within walking distance to many of its resident’s daily needs, Hillside Meadows is a responsible development intended to provide housing to an under-served population. Given the specific design codes and governance of the Sierra Senior Care Planned Unit Development, within which the project is located, the challenge was to create an architecture reminiscent of arts and crafts style homes in the area built over a half a century ago. Materials and details certainly not characteristic of typical “affordable housing”. Given the limited construction budgets on low income tax credit work coupled with tremendous regional building cost increases, research into cost effective yet elegant materials and construction techniques, as well as early dialogue with the builder all led to a successful infill project on a difficult to develop site.

Hillside Meadows was awarded the 2015 State of Nevada Qualified Allocation Plan Low Income Tax Credit and is designed to meet California Air Resources Board (CARB) compliance for indoor air quality/healthy environments. The project is Energy Star Certified and uses high efficiency mechanical and lighting systems as well as a 30kw solar array to reduce energy usage by approximately 30%.
