Mill Street Condominiums

Location: Reno, Nevada

The Mill Street Condominium project, slated for construction in early 2018, is a 50-unit development located in an up and coming area of Reno, Nevada just south/east of the downtown core. Recent additions to the neighborhood include a new artisan distillery/brewery and a large planned RTC project to upgrade and improve Mill street into a central pedestrian, bike, car, and bus corridor from downtown to the Reno/Tahoe International Airport. The site is surrounded by other multi-family projects of varying vintages that have been marked for either improvement or replacement.

The project is an urban infill mix of repurposing an existing three-story commercial office building originally built in the 1940’s, and a new three-story wood frame structure over parking directly adjacent to the existing office building utilizing the ample additional onsite acreage.

Located just a few blocks away from the National Automobile Museum and Great Nevada Field (home of the Reno Aces AAA baseball team and the Reno 1868 football club), the project emphasizes walkability and urban lifestyle.  The 50 condominium units are geared toward first time home buyers, young professionals, or empty nesters within the region.  Units range in size from studios, 1 bedroom, and 2 bedrooms with square footages from +/-500 sq.ft. for studios to +/-1,100 sq.ft. for two-bedrooms.

Exterior material selections reflect the strong contemporary styling of both buildings.  Hot-rolled steel, horizontal corrugated metal siding, stucco, split-face block, and cementitious wooden slats make for a rich, durable, and low maintenance exterior.

With the continuing influx and success of new restaurants and boutique businesses, the need for infill pedestrian oriented housing of a higher density and quality has become plainly evident. The Mill Street Condos will respond to those needs.
